7 Ways Spartan Homes Builds Better Than Building Code

Here’s something most homebuyers don’t realize: building code is a D-minus. It’s the bare minimum a builder must do to pass inspection. It doesn’t mean your home is comfortable. It doesn’t mean it’s efficient. It just means it won’t fall down.

At Spartan Homes Inc., we’ve never been interested in building to the minimum. After 20+ years building custom homes around Lake Anna, Virginia, we’ve learned that the details nobody sees are often the ones that matter most.

Here are 7 ways we build better than code, and why it makes a difference in how your home feels, performs, and lasts.

1. Stronger Floor Systems That Don’t Bounce

In a lot of homes, especially ones built to bare minimum code, you’ll notice the floor feels bouncy. That soft give under your feet when you walk through a hallway or across the kitchen? That happens when a builder uses the cheapest floor joist system possible.

What code requires: A floor that passes structural inspection.
What we do: We use TJI floor joists from Weyerhaeuser with a PR rating system that measures floor stiffness. Most builders don’t even know this system exists.

We design floors to handle real-life living, large families, holiday gatherings, kids running around. When you have ten people standing in the kitchen during Christmas dinner, you shouldn’t feel the floor bouncing or drinks shaking.

We also use Huber AdvanTech subflooring, the best subfloor material on the market. It’s strong, dense, and water-resistant. It doesn’t swell when it rains during construction, and it keeps its shape when other materials warp.

After we finish framing, a Huber representative actually visits the site to inspect the installation. That’s how we guarantee your floor won’t squeak or separate later.

2. 25% More Electrical Outlets Than Required

Code tells builders where outlets must go. It doesn’t consider where outlets should go for everyday convenience.

What code requires: Outlets spaced according to minimum standards.
What we do: We install about 25% more outlets than required, plus extra switches for convenience.

Before any wiring goes in, we do a full pre-electric walkthrough. We mark every outlet, switch, and fixture location so you can see how the layout works for your daily life. Want to move a switch or add an outlet? You can.

We also place GFI resets right where you need them. If a bathroom outlet trips, you reset it in that same bathroom – not across the house. It’s a small detail that saves a lot of frustration later.

3. Overhead Lighting in Every Bedroom

Most builders give you a switched outlet in bedrooms and call it good. That means you plug in a lamp, and the switch controls the lamp. No overhead light. No ceiling fan ready to go.

What code requires: A switched outlet in each bedroom.
What we do: Overhead lighting in all bedrooms, ready for ceiling fans.

Our standard light package includes:

  • Two indoor ceiling fans
  • One outdoor ceiling fan
  • Energy-efficient recessed LED lighting in kitchens and bathrooms
  • Recessed lights over kitchen sinks, showers, and tubs

We also include structured wiring with five phone jacks and five TV jacks, all connected to a central panel. Most builders don’t wire to a central point, which limits flexibility for smart home systems later.

4. Higher R-Value Insulation Throughout

Insulation is one of those things you never see once the walls are closed up—but you feel it every single day.

What code requires: R-13 in exterior walls, R-30 in ceilings.
What we do: R-15 in walls, R-49 in ceilings wherever possible.

But R-value is only part of the story. We focus on air infiltration, making sure there’s no unnecessary air leaking in or out. We caulk spots that aren’t even required. We foam outlet penetrations. We make sure insulation is tight around every corner, every outlet, every space.

5. Insulated Garage Doors as Standard

Out of 50 competitors in our area, maybe one uses insulated garage doors as standard. Most builders skip them to save money.

What code requires: A functioning garage door.
What we do: Factory-insulated garage doors on every home.

It costs about $1,150 more, but it makes a real difference. An insulated door can lower the temperature inside the garage by around 10 degrees. That’s huge when your garage faces west and gets direct sun in the evening.

The metal isn’t radiating heat straight into the space. The insulation buffers it. That 10 degrees matters when you’re grabbing tools, doing a quick project, or just walking through the garage in summer.

6. Better Termite Protection for Lake Anna

Virginia’s warm, humid climate creates ideal conditions for termite activity. Traditional soil treatments can break down over time and are often restricted near wells or water sources, which is common around Lake Anna.

What code requires: Some form of termite prevention.
What we do: We use the Bora-Care® system, a wood-treatment method that makes the wood itself inedible to termites.

Instead of protecting the soil, Bora-Care protects the wood. Once applied, it penetrates deep into the wood fibers. If termites can’t eat the wood, they can’t infest the home. The treatment remains active for years because it’s not a surface coating that wears off, it becomes part of the wood fibers.

For homeowners on waterfront lots or near wells, Bora-Care offers a major advantage: it doesn’t require extensive soil work or ground chemicals, making it safer for the surrounding environment.

7. Low-Maintenance Exterior Materials

Most people building around Lake Anna want a home that stays sharp without constant repairs or repainting. We build for that outcome from day one.

What code requires: Weather-appropriate exterior materials.
What we do: Premium siding, PVC trim, and details designed to minimize long-term maintenance.

Here’s our approach:

  • Better siding: We go a couple steps above builder grade. It lays flatter, feels sturdier, and avoids the waves you see in big developments.
  • PVC trim: We use it wherever possible to eliminate wood that needs repeat painting.
  • Certified installers: Our siding installer is certified and experienced – an A-grade professional who knows the work.

Popular exterior upgrades around Lake Anna include stone accents, board and batten siding, shake siding in gables, and larger trim around windows and doors. These choices fill out the front of the house without pushing the budget too far.
