How 2025 Tariffs Are Impacting Building Costs

In this article, we’ll walk you through the basics and show you exactly how we handle this at Spartan Homes to keep things fair, transparent, and predictable.

What Are Tariffs and Why Do They Matter?

A tariff is basically a tax that the U.S. government places on goods imported from other countries. The idea is to encourage people to buy domestic products and support U.S. industries. In residential construction, that means tariffs can affect the price of materials we use every day.

Some of the building materials currently affected by tariffs include, but are not limited to:

  • Steel and aluminum
  • Light fixtures
  • Cabinets imported from China
  • Possibly lumber from Canada

When the cost of these materials goes up, it can impact your total construction budget.

But the real question is, how much?

What’s the Actual Cost Impact?

The answer is, it depends.

From the builder communities we’re part of, webinars we’ve attended, and information from the National Association of Home Builders (NAHB), most agree that the impact right now is around 1 percent of the total cost. For a custom home, that might be closer to 1.5 percent.

So let’s say you’re building a $1.2 million home. One percent is $12,000. One and a half percent is $18,000. Yes, that’s money. But in the big picture of a custom home, it’s manageable.

Which Prices Are Going Up?

Right now, we’ve seen some increases in steel-related products like rebar and structural fasteners. That can cause a small bump in the price of concrete and framing. We’ve also been notified by several manufacturers and suppliers that more increases are coming, depending on where their products are sourced.

They’re not always specific, but we know that when their costs go up, they’re going to pass those increases along.

What Spartan Homes Is Doing Differently

Here’s where we stand out. At Spartan Homes, we are not marking up these cost increases. What we pay is what you pay.

If a price goes up and we can track it, for example a certain set of light fixtures, we’ll show you the original quote and the updated price. You can compare the two and see the actual difference.

We keep a 3 percent margin in place to account for regular fluctuations. If the cost goes beyond that, we’ll only charge what we’re being charged, nothing more.

That’s very different from what we’re seeing in the market. A lot of other builders are just tacking on a flat percentage to every home to cover potential increases. You may be told their price won’t change, but that’s only because they’ve already built extra cost into your contract, sometimes as much as 5-10 percent, or more, just in case.

We don’t do that. We prefer to be upfront about the reality and treat you fairly based on what’s actually happening, and ensure you’re always getting the best possible price.

Our Escalation Clause: What It Means for You

We include an escalation clause in every contract. That means if material costs rise significantly due to tariffs or international market shifts, we have a process in place to handle it.

We use real invoices and real quotes to determine if any adjustments are needed. If a tariff hits a material that hasn’t been purchased yet, we’ll explain the situation and show you the difference. And if nothing changes, you’re not charged anything extra.

Some builders leave this out entirely. Others come back months later with surprise bills and no explanation. We don’t believe that’s how you should be treated.

Communication Is Key

One of the ways we keep our process smooth is by maintaining great relationships with our suppliers. Because we talk to them regularly, we often get early notice when something is going up in price. That allows us to communicate with you early and prepare for it together.

We also track all of this in CoConstruct, our project management software, so every decision is documented and organized. You’ll always know what’s happening and why.

Should You Wait to Build?

This is a question we hear a lot. People want to know if it’s better to wait for prices to come back down. And we understand that.

But the truth is, like gas or groceries, prices rarely go back to where they were. They may drop a little, but the new “normal” is usually higher than before. So if you wait, you may end up paying even more down the road.
