Whole-House Renovations
When an older Ladysmith farmhouse has good bones but tired systems and choppy rooms, we can update the whole thing at once. You keep the character of the old house and gain the comfort of a new one.
Learn more →Outgrowing your first house in Ladysmith? We build custom homes on rural lots and neighborhood sites, and we remodel the homes families already love.

Ladysmith has become a place where a lot of families put down roots. With I-95 at Exit 110 and US-1 both close at hand, it works well for people who commute north or south and still want a yard when they get home. Many of the people who call us bought their first house here a few years ago and have simply run out of room.
That usually leaves two good choices. You can build a custom home that fits the way your family lives now, with the extra bedrooms, the home office and the mudroom you keep wishing for. Or you can stay put and rework the house you have. Spartan Homes does both, so we can give you an honest read on which one makes more sense for your budget, your land and your plans.
Talk With Our Team

Every custom home we build in Ladysmith starts with the site. A wooded parcel out on a back road calls for different decisions than a lot in a planned neighborhood, from where the house faces to where the well and septic can go. We walk the land with you first, then shape the plan around it.
From there, you can pick a proven Don Gardner, Frank Betz or Lifestyle Series plan, ask us to adjust one, or design something fully custom. Either way, the price includes our Spartan Standard features, the mid-grade finishes most of our clients ask for, and the house is handed over turn-key with no hidden fees.
Owner Eric Henry served as an Army Apache crew chief in Desert Storm. He runs every job with the same planning and follow-through.
We have built green for well over a decade and have been named an NGBS Green Partner of Excellence four years in a row.
Our quotes spell out what is included, so you can compare bids line by line and know what you are paying for.
Our team brings 45 years of combined building experience to every Ladysmith home, new or remodeled.
Not every growing family needs to move. Around Ladysmith you will find older farmhouses and decades-old ranch homes sitting on good land, and plenty of newer houses that were bought as starter homes. Many of them just need a better layout and more space. We bring the same care to a remodel that we bring to a new build.

Many older kitchens here were built as separate rooms, closed off from the rest of the house. We open them up, add an island for homework and weeknight dinners, and replace the cabinets, counters and lighting.

From a cramped hall bath the kids share to a primary bath with a walk-in shower and double vanity, we update fixtures and rework layouts. The result is a room that is easier to use and easier to clean.

If you love your lot but not your square footage, an addition can make more sense than moving. We match the rooflines, siding and trim so the new space looks like it was always there.
Learn more →Ladysmith sits along US-1 and Ladysmith Road, close to the I-95 interchange at Exit 110. That access is a big part of why so many commuters live here. Ladysmith Road (Route 639) has been widened to four lanes between I-95 and US-1, with a shared-use path for walkers and cyclists, making it easier to get around on foot or by bike.
Homes here tend to fall into two groups. Planned neighborhoods like Ladysmith Village offer a pool, nature trails, a YMCA and a branch library close by, while the gated lake community of Lake Caroline sits just south on Route 1. Beyond them, the land opens into woods, farm fields and older homes on generous lots. Building in a neighborhood means working within lot lines and design rules. Building on acreage usually means planning around a private well and septic system, and we help you sort out both before you commit.
Ladysmith also has deep roots. Its post office has been open since 1928, and explorer William Clark was born nearby in 1770. Some of the older homes we are asked to update carry a bit of that history, and we work to keep their charm while making them fit modern family life.

We start with how your family lives, your budget and whether you already have land or a house in mind.
We look at the site together, including soil, drainage, and where the well and septic can go on rural land.

From the beginning, when we pursued getting bids from five companies, they were professional and pleasant. Out of all the bids, Spartan’s bid was most competitive.
Spartan Homes did a superior job on our new home. The quality and craftsmanship was outstanding and exceeded our expectations. They were always very responsive on every email or phone call we had...
My wife and I have always dreamed of building a house. That perfect cozy home, set back off the road, with a big yard to sit and watch the kids play in.
Yes. We build custom homes on rural parcels and neighborhood lots in and around Ladysmith. You can choose a Don Gardner, Frank Betz or Lifestyle Series plan, a modified version of one, or a fully custom design.
It depends on how you want to live. Neighborhoods like Ladysmith Village put amenities and neighbors close by, while acreage gives you room for a shop, a big garden or animals. If you are looking at a subdivision lot, check whether its rules allow an outside builder before you buy.
If public water and sewer are not available, the lot will need a septic evaluation and a private well. We suggest getting the soil tested before you close, because the results shape where the house, drainfield and well can go. We are glad to walk the property with you.
If you love your land and the house has good bones, a remodel or addition is often the better value. If the layout fights you at every turn or the lot is too tight, building new may make more sense. We do both, so we can give you a straight answer.
Every new Spartan home is built to the NGBS Green Silver level as a starting point. It is designed for steadier indoor temperatures, lower operating costs and durable materials that need less upkeep.
Our homes include Spartan Standard features, the mid-grade finishes most clients want, so you are not adding upgrades one at a time after signing. We build turn-key with no hidden fees and are happy to help you compare bids line by line.
