If you love your Thornburg lot but not the house on it, a whole-house renovation lets you stay put and still get the home you want. We rework layouts, systems and finishes as one planned project.

Thornburg offers wooded land and room to spread out, with I-95 and Route 1 close enough that the daily commute still works. Spartan Homes builds for people who want both. Our office sits on Fenton Road in Spotsylvania, and Thornburg is familiar ground for our team.
Most of our Thornburg work is new construction on wooded lots, where the house has to fit the trees, the slope and the driveway as much as your floor plan. We also remodel. If you already own a solid house near the Route 1 corridor and would rather rework it than move, we can help with that too.
Talk With Our Team

A Thornburg build usually starts with raw land. Before anyone draws walls, we walk the lot with you and talk through which trees stay, where the driveway runs, and where the well and septic system can go. Getting those answers early keeps the design honest and avoids surprises once work begins.
From there you can choose a Don Gardner, Frank Betz or Lifestyle Series plan, adjust one to suit your family, or start a fully custom design with our design/build team. Every home is turn-key, so you move into a finished house with no hidden fees waiting at the end. Spartan Standard features come included, so the mid-grade finishes most of our clients want are already part of the price instead of a pile of add-ons.
We know the Thornburg area well, visit your site throughout the build and are easy to reach when questions come up.

Our team brings 45 years of combined home building experience to every Thornburg project, from first sketch to final walkthrough.
Not every Thornburg project begins with an empty lot. Plenty of homes along Route 1 and the country roads around the interchange are ready for updated layouts and finishes. Our remodeling team uses the same crews and standards we bring to new construction. Whether it is one room or the whole house, you get a clear scope and price before work starts.

On a roomy Thornburg lot, building out is often easier than moving. We add bedrooms, family rooms and suites that look like they were always part of the house.
Learn more →Thornburg was once known as Mudd Tavern, and it grew up around the crossroads where U.S. Route 1 meets Morris, Mudd Tavern and South Roxbury Mill Roads, right beside I-95 Exit 118. That spot is still the main draw. You can head north toward Fredericksburg or south toward Richmond in the morning, then come home to a quiet road and room to spread out.
Away from the interchange, much of the land is still wooded and rural. Dominion Raceway opened here in 2016, yet much of the surrounding land remains wooded, with plenty of country roads and acreage.
That wooded, rural setting shapes how we build. Most Thornburg homesites use a private well and septic system, and a soil evaluation comes before the septic design. We build that work into the schedule from day one, so the house, drainfield, well and driveway all fit the land together. It is also why we like to see your land before you fall for a floor plan.

We talk through your goals and budget, then look at your Thornburg lot together to see what it allows.
Pick a proven plan, change one, or design from scratch, with a clear list of what is included. Spartan Standard features are already built in.
We handle soil testing, well and septic placement, clearing and the driveway so the build starts on solid footing.

Not at all. We build on wooded lots often. We plan the house, driveway, well and septic around the land and talk with you about which trees to keep so the home feels settled from day one.
We start with the soil. A soil evaluation comes before the septic design, and the results shape where the house, drainfield and well can sit. We like to look at that early, before you settle on a floor plan.
For many families, yes. Thornburg sits right at I-95 Exit 118 on U.S. Route 1, so getting on the interstate north toward Fredericksburg or south toward Richmond is easy, and you still come home to a rural setting.
